Midtown Future Plan
Midtown Commercial Corridors Master Plan and Implementation Strategy
With the intent of defining potential catalyst projects, Midtown Indianapolis, Inc. (formerly HARMONI) and the Maple Road Development Association jointly issued a Request for Proposals in July, 2009. After a comprehensive review of responses from local and out-of-state firms, a team led by Mansur Real Estate Services, Inc., was selected that includes Greenstreet, Ltd., Eden Collaborative, and Browning Day Mullins Dierdorf for the preparation of a Midtown Commercial Corridors Master Plan and Implementation Strategy.
This comprehensive effort will build on the input from the Envision Processes and will place special emphasis on the southern portions of Midtown along 38th Street. It is important to note that the southern quarter of Midtown has now “declined enough” to be included in the Neighborhood Stabilization Program Target Area based on the high percentages of vacant and abandoned homes. The plan will be designed to spur economic development that was expected but not yet realized with the large public infrastructure investment on 38th Street in recent years.
The Midtown Future Plan will seek to define development plans for three to five targeted areas (business nodes) which are declining and require stabilization or which would offer the highest impact for turnaround. The plan will include site plans, development overview, financial analysis, project pro forms, and complete project structure.
The Midtown Future Plan was updated in the summer of 2013.
